Case Study: Workplace Strategy & Execution

This financial sector client had a clear vision associated with its focus on clients, sustainably higher return on tangible equity, and its desire to attract and retain talent. An under-utilised and aging workplace portfolio presented an opportunity. The monetisation of vacant space could not only deliver sustained cost reductions, but also through partial reinvestment enable improved employee sentiment and provide an enhanced customer experience. The initiative was to develop the Workplace Strategy and subsequent execution planning. 

The Brief & Stakeholders

Develop a workplace strategy aligned with the strategic business vision. Define strategic intent, drivers and enablers. Establish execution plan, in the form of a transformational portfolio of activity.

Project Challenges

Enabling regional / market nuances through controlled local application of intent. 

Stakeholder alignment by ensuring the strategy was relevant to C-suite. The planning and monitoring needed to be able to cope with a dynamic environment and changing requirements.

Case Study: Campus Development/CRE Transformation

This program saw the sustainable renovation of 20+ year-old buildings in this Netherlands HQ, taking the buildings back to shell and core, creating new entrances connecting the sports courts to the buildings, adding new stairways to better connect floors and stimulate movement, and setting up lively hubs on the ground floors. What sets this program apart is that it extended beyond the client's buildings: from the very beginning, the focus was on revitalising the entire community area.

In close partnership with the local municipality and neighbours, an ambitious vision was crafted to transform the business park into a dynamic area where work, living, sport, and play seamlessly came together.

Project Challenges

Long term lease renewals and the acquisition of land, as well as gaining board approval for this investment. Public-private collaboration also bought challenges.

Case Study: FM Strategy & Transition

This life sciences sector client embarked on a shared service solution to support their whole business, which included the provision of real estate and property services. To achieve this, they sought one global service provider, whose remit was not just to provide FM, property management and projects services, but to also have a holistic service and commercial approach.


This new ‘Total Cost of Occupancy’ or TCO approach, and subsequent commercial and operational risk transfer across the whole global portfolio, was challenging to the supply market, truly pushing their integrated service abilities.  

The Brief & Stakeholders

Create a new TCO approach to real estate provision across the whole portfolio, transferring 1st and 2nd generation teams, resulting in market-leading property solutions supporting their business strategy. 

Project Challenges

Moving from multiple existing supplier to one globally, this complex outsourcing model needed to work globally, across offices, production and R&D facilities. This involved a significant change management program with the internal stakeholders.  

Key Outcomes

A significant change in property and service delivery, transferring both in-house and incumbent teams. This change in TOM led to commercial improvements with service efficiencies and improved technology.

Supporting the client team with SME services, to create the new TOM, support the RFP process and assist in creating and implementing a complex legal and commercial framework.
