This automotive client has a wide-ranging property portfolio that includes office, R&D and Production / Manufacturing. Across Europe, the delivery of FM services differs according to the local supply market in each country, however, service delivery has been consistently input based, heavily influenced by the local teams, including the ‘yellow-line’ demarcation of works in the production environments.
This initiative was to create new market service contracts moving to a more output-based specification, upskilling the supply partners and providing greater clarity for technical services in the production facilities.
Taking new service initiatives from the central property team based in their European HQ, to improve service delivery whilst reducing service risk and providing greater clarity within the complex environments.
Taking both central and local internal teams and their stakeholders from old, outdated, resource-heavy input specifications, to a more output-based specification with associated management processes.
A new operating model across the portfolio, with greater clarity within the property team, the local site management and the supply partners.
In addition to the scope change and RFP process, we created a Training Concept for the client and supply teams to help explain the new TOM. This included a web-based training module for all FM delivery staff.
This client embarked on a shared service solution to support their whole business, which included the provision of real estate and property services. To achieve this, they sought one global service provider, whose remit was not just to provide FM, property management and projects services, but to also have a holistic service and commercial approach.
This new ‘Total Cost of Occupancy’ or TCO approach, and subsequent commercial and operational risk transfer across the whole global portfolio, was challenging to the supply market, truly pushing their integrated service abilities.
Create a new TCO approach to real estate provision across the whole portfolio, transferring 1st and 2nd generation teams, resulting in market-leading property solutions supporting their business strategy.
Moving from multiple existing supplier to one globally, his complex outsourcing model needed to work globally, across offices, production and R&D facilities. This involved a significant change management program with the internal stakeholders.
A significant change in property and service delivery, transferring both in-house and incumbent teams. This change in TOM led to commercial improvements with service efficiencies and improved technology.
Supporting the client team with SME services, to create the new TOM, support the RFP process and assist in creating and implementing a complex legal and commercial framework.
"We invited CODE to work with us on a major HQ project. The project was in need of clarity of scope, establishment of a PMO and first class stakeholder management skills to bring a diverse group together in a newly established global organisation.
CODE quickly brought their expertise to the table using their technical knowledge and experience and their incredible ability to build trust in relationships. We were able to hand challenges over, knowing that they would be resolved with minimum input from us as clients, as they were able to build confidence in their capability quickly.
Fantastic communication style, bags of energy and quietly tenacious in delivering. I look forward to working with them again."
This global bank first completed a very successful worldwide, full facilities and property management outsourcing process in 2013, and needed to complete a fresh market test at the 10thanniversary of the contract.
The scope included corporate offices, retail branches and support locations globally encompassing full services of FM, AM & PM, and ultimately transferring 850 staff and other specialist vendors across 55 countries.
Code was appointed as SME to support the internal bank team, collaboratively working on the detailed service scope, RFP process, competitive dialogue sessions, evaluation, and transition to the new TOM and supply partner.
The new outsourcing initiative was to compliment their new Property strategy, that focused on User & Customer Experience, Sustainability and Technology & Service Efficiencies, to provide commercial benefit.
Finding supply partners capable of providing comprehensive service quality and coverage across a very wide geographical spread, namely Asia, the Middle East, India and Africa.
A 3rd generation contract that provided commercial benefit including full transparency and flexibility, enhanced technology, and an end-to-end process between FM, property management and project delivery.
Bringing our insights into an already experienced team, helping them to focus on important aspects. Creating a fully collaborative process, allowing bidders to submit their best proposals. Promoted significant supplier investment to the service model.
Our collective experience enables us to provide unparalleled guidance to clients around the world. We tailor solutions to meet unique real estate goals, having been, seen and understood from an internal client perspective.
The CODE team bring knowledge from both the client and consulting sides of multi-national companies, meaning that you get the best support possible, rather than the opinions of sideline advisors.
